The Senior Director, Asset Management, will oversee the strategic management and optimization of the client’s diverse portfolio of assets. This role is critical in ensuring the long-term value creation, operational excellence, and financial performance of the company’s real estate and infrastructure assets. The Senior Director will lead the asset management team, develop strategies to maximize returns, and ensure alignment with the client vision of transforming cities into a global destination.

The ideal candidate will have extensive experience in asset management, real estate operations, and financial performance optimization, with a strong understanding of regional and international market dynamics.

What You'll Be Doing:

  • Develop and implement comprehensive asset management strategies to maximize the value and performance of client’s portfolio.

  • Establish key performance indicators (KPIs) and benchmarks to monitor and evaluate asset performance.

  • Identify opportunities for asset repositioning, redevelopment, or divestment to enhance portfolio value.

  • Conduct regular portfolio reviews to assess performance, market positioning, and alignment with organizational goals.

  • Develop and execute strategies to optimize occupancy, rental income, and operational efficiency.

  • Oversee leasing strategies and tenant relationship management to ensure high tenant satisfaction and retention.

  • Prepare and manage annual budgets, forecasts, and financial models for the asset portfolio.

  • Monitor financial performance, including revenue, expenses, and net operating income (NOI), and implement corrective actions as needed.

  • Provide regular reports and updates to senior leadership on asset performance, risks, and opportunities.

  • Lead, mentor, and develop a high-performing asset management team.

  • Foster a culture of collaboration, accountability, and continuous improvement within the department.

  • Collaborate with internal teams (e.g., development, operations, finance) and external stakeholders to ensure seamless asset management processes.

  • Build and maintain strong relationships with investors, tenants, service providers, and regulatory authorities.

  • Represent the clients in negotiations, presentations, and industry events to promote the company’s asset portfolio.

  • Oversee property management activities to ensure assets are maintained to the highest standards.

  • Ensure compliance with local regulations, sustainability standards, and best practices in asset management.

What Required Skills / Qualifications You'll Bring:

  • Bachelor’s degree in Engineering / Construction management, Real Estate, Urban Planning, or a related field with 25 years of experience.

  • Proven track record of managing large-scale, mixed-use real estate portfolios, preferably in the Middle East or similar markets.

  • Strong understanding of real estate financial modeling, leasing, and property operations.

  • Exceptional leadership and strategic thinking abilities.

  • Strong financial acumen and experience in budget and performance management.

  • Excellent communication, negotiation, and relationship-building skills.

  • Knowledge of local and international real estate markets, trends, and regulations.

  2. Support the financial research function; work closely with investment analysts.
  3. Carry out risk analysis including benchmarking, asset allocation, financial due diligence and financial modelling to enable management to make sound decisions on new and current investments.

Requirements:

  • Must have a strong consulting background in healthcare, preferably with a top-tier firm or investment advisory group.
  • Minimum 3+ years of experience in investment analysis, valuation, or strategic finance roles.
  • Proven experience in financial modelling, valuations, and M&A within the healthcare sector.
  • Deep understanding of healthcare business models, economics, and policy frameworks in the region.
  • Exceptional analytical, communication, and stakeholder engagement skills.
  • MBA, CFA, or similar qualification is a strong advantage.
