Job purpose:
To lead and drive real estate sales strategies, manage high-performing teams, and achieve revenue and growth targets while ensuring strong client relationships and market presence.
Principle Accountabilities:
- Manage Leasing/ Sales and collections:
Develops Leasing/Sales target plans in the defined markets.
Ensures Leasing/Sales targets are met for all properties.
Ensures tenancy/buyer contracts and rental forms are prepared clearly and customer information is properly collected and managed.
Ensures that overdue accounts are being followed up and that an established system is in place to notify tenants/buyers and collect payments.
Ensures correct pricing for properties for Lease/Sales.
Develops and tracks the performance of rentals based on the allocated Leasing/Sales and targets and in line with the leasing plan.
Reviews and analyzes operational records and Leasing/Sales figures/reports, and determine profitability.
Organizes and manages presence at real estate conferences/ trade fairs and the like, locally as per the established marketing plans.
Establishes Lease/Sales objectives by forecasting and developing the Lease/sales quotas for existing and new products.
Implements the Lease/Sales programs by developing field Lease/Sales action plans.
Maintains Lease/Sales volume, product mix, and Leasing/Selling price by keeping current with supply and demand, changing trends, economic indicators, and competitors.
Establishes and adjusts Leasing/Selling prices by monitoring costs, competition, and supply and demand.
Resolve legal issues with Legal as they arise.
- Oversee tenant affairs for properties:
Takes the lead in establishing service levels for facilities maintenance at properties for Lease, in coordination with the Facilities Manager, to ensure profitability of properties.
Attends to tenants’ requests when related to facilities maintenance, liaise with Facilities Manager for service to agree upon level.
- Undertake general responsibilities:
Provides support to carry out a number of activities and prepare decisions as needed.
Participates in the project Development to meet customer needs and create added value.
Selections and Assignment of consultants, marketing and Leasing/Sale agents.
Pre-contract with the tenants / buyers.
Manages and develops staff under his management.
Contributes to developing an effective culture at AUR, upholding company values and staff morale.
Interface:
It is expected to work collaboratively within and across Departments to effectively fulfill their responsibilities:
- Collaboration with Finance for rental fees and associated finances.
- Collaboration with Facilities Manager to agree upon service level for properties.
- Ensure correct pricing of properties for Lease/Sales.
- Collaboration with Corporate Communication Director/Manager for marketing plan.
- Collaboration in the promotional materials in accordance with marketing plans.
- Collaboration with group Legal advisor for leasing contracts.
Qualification:
- Bachelor's degree in marketing or management.
- 8-10 years’ experience in a similar role with minimum 6 years in managerial position and strong exposure to rent collection process.
- Thorough knowledge of industry practices and regulations are required
- Local experience, cultural awareness and understanding.
