Key Responsibilities
Tax Filing & Reporting : Prepare and submit VAT returns, VAT refunds (as an Eligible Person), Zakat declarations, corporate income tax, withholding tax, and other applicable taxes in KSA. Ensure accuracy and timely submission to ZATCA, including RETT (5%) on property disposals.
Regulatory Compliance : Ensure adherence to Saudi tax laws and ZATCA regulations. Monitor compliance with GOSI contributions, White Land Tax, and other statutory requirements related to the real estate sector.
Account Reconciliation : Review and reconcile financial records, ledgers, and tax-related entries (payroll, customs duties, excise taxes). Validate accounts for VAT-subject income, VAT-exempt income, and development costs.
Audit Support : Provide documentation for VAT refunds, RETT, and real-estate transactions during audits. Respond to ZATCA inquiries and address discrepancies.
Tax Advisory & Planning : Advise on tax optimization strategies for real-estate transactions, VAT exemptions, deductions, and transfer pricing. Develop strategies to minimize liabilities while ensuring compliance.
Financial Reporting : Maintain accurate tax-related financial records, balance sheets, and cash flow reports. Support monthly closings, budgeting, and cost analysis in line with IFRS and ZATCA requirements.
VAT & Invoice Management : Prepare VAT-compliant invoices, track input/output VAT, and manage VAT registration and refund documentation under ZATCA criteria.
Regulatory Monitoring : Stay updated on changes in Saudi tax laws, ZATCA guidelines, and international standards impacting real estate. Implement updates to processes accordingly.
Real-Estate-Specific Tax Management : Manage tax implications of off-plan sales, leasing, and development projects. Ensure compliance with White Land Tax and advise on available tax incentives.
VAT Refund Documentation : Maintain complete records (contracts, invoices, proof of qualifying supplies) for VAT refund claims and coordinate with ZATCA for eligibility validation.
Stakeholder Collaboration : Work with developers, legal teams, and auditors to ensure compliance in contracts and joint ventures. Liaise with ZATCA for clarifications.
Oracle ERP Management : Record and validate invoices in Oracle, ensuring VAT compliance and audit-ready records for refunds and reporting.
Other Duties : Perform additional tasks as assigned by management to support organizational goals.
Bachelor’s degree in Accounting, Finance, or a related field (Master’s or professional certification such as SOCPA, CPA, or ACCA is a plus).
Minimum of 4 years of proven experience in taxation, preferably within the real estate sector in Saudi Arabia.
Strong knowledge of Saudi tax laws, ZATCA regulations, and compliance requirements (VAT, Zakat, Corporate Income Tax, Withholding Tax, RETT, White Land Tax).
Hands-on experience with VAT filings, refund processes, and tax reconciliation for real-estate transactions.
Proficiency in Oracle ERP or similar financial/tax systems for invoice recording, validation, and reporting.

Your Key Responsibilities
