Job Purpose

The Sales & Leasing Performance Unit (PU) within Qiddiya is responsible for developing best practice sales and leasing standards and expertise within the organization. Strategic objectives include ensuring the development of sales and leasing best practices to support the Sales & Leasing Operations team within the organization, ensuring consistency across projects, supporting the ongoing training & development of sales and leasing team members, and providing guidance and support as it relates to implementation of procedures and tools.

The Sales & Leasing PU develops and manages policies and procedures, standardized documents and templates, sales and leasing tools, and sales and leasing operations. The unit will also develop and manage an online training academy that will have sales and leasing curriculum as its core function. The unit will further develop and manage the sales and leasing customer journey to support the requirements for sales and leasing of each of the asset class development Business Units, including CRM, digital tool requirements and experience center requirements and ongoing management of the Sales and Leasing operations. The Sales & Leasing PU team will also have a team dedicated to supporting the Asset Class operational Sales and Leasing teams on an ongoing basis to ensure that centralized business requirements for the operation units are met, strategies and support provided, and all business units are informed of sales and leasing progressions.

The Senior Manager for Residential, Office, Retail, and Land plays a critical role in leading and coordinating the strategic enablement and support of the sales and leasing efforts across these asset classes. This role ensures that the operational teams across the asset classes are equipped with the strategic insights, tools, and support needed to achieve their objectives effectively. Reporting to the Senior Director of Strategic Management within the Sales & Leasing Performance Unit (PU) at Qiddiya, the Senior Manager serves as a key liaison between the centralized PU functions and operational teams, ensuring alignment, consistency, and operational excellence.

Role Description

Responsibilities include, but are not limited to:

Strategic Responsibilities (only for Managerial roles and above) 1. Asset Class Sales & Leasing Strategy:
  • Support in the development and implementation of strategies for the sales and leasing of Residential, Office, Retail, and Land (RRO&L) assets, aligning with the organization’s strategic objectives.
  • Collaborate with Asset Class Business Units to tailor strategies that address the specific needs of each asset class.
2. Centralized Coordination:
  • Act as the primary liaison between the Sales & Leasing PU and the operational teams for Residential, Office, Retail, and Land Asset Class Business Units.
  • Ensure seamless communication and collaboration, addressing gaps in centralized support.
  • Contribute to cross-functional working groups and forums, driving decision-making and progress tracking.
3. Policy and Procedure Alignment:

  • Contribute to the development of go-to-market frameworks, processes, and performance enablers.
4. Market Insights and Data-Driven Decision Making:
  • Parter with the Market Analysis Manager to leverage market data and trends to deliver actionable insights on market trends and competitor benchmarks to inform sales and leasing strategies across RRO&L.
  • Use competitive analysis and economic conditions and drivers to identify opportunities and mitigate risks.
Operational Responsibilities 1. Customer Journey Oversight:
  • Support Customer Service Operation in the oversight of the customer journey for each asset class.
2. Digital Tools and CRM Management:
  • Support the Customer Service Operations Team in implementing and ensuring the correct use of the CRM and other digital tools tailored to the needs of Residential, Office, Retail, and Land operations.
  • Ensure effective adoption and utilization of these tools by operational teams.
  • Proactively support in recommending additional tools that will enable Asset Class Business Units to meet their targeted KPI’s.
3. Cross-Functional Collaboration:
  • Work closely with other departments, including finance, legal, compliance, and risk management, to ensure alignment and support for sales and leasing operations.
  • Coordinate with marketing teams to develop campaigns and materials that support asset class objectives.
  • Identify and implement improvements to streamline operations and enhance efficiency.
  • Stay informed of industry best practices and incorporate them into Qiddiya’s operations.
  • Contribute to the design and delivery of sales and leasing training programs and capability-building within the Sales and Leasing online academy.
Knowledge, Qualifications & Skills required Essential (must have to perform the role)
  • Bachelor’s degree in Business Administration, Real Estate, or a related field; a Master’s degree is preferred.

About The Role
The Director of Business Development & Strategy will serve as a key member of the executive leadership team, reporting directly to the Group CEO. This role is responsible for defining, executing, and monitoring the overall strategic direction of the group and its subsidiaries. The successful candidate will combine a sharp strategic mindset with hands-on business development expertise, leading corporate transformation initiatives to ensure sustainable growth and operational alignment with the group vision.

Key Responsibilities

  • Lead the development, implementation, and monitoring of the groups corporate strategy, in alignment with CEO and board directives.
  • Translate the CEOs vision into actionable strategies and operational roadmaps for the holding group and subsidiaries.
  • Oversee Balanced Scorecard (BSC) and KPI frameworks to track strategy execution and performance across the group.
  • Identify strategic priorities, emerging market trends, and business risks, providing actionable insights and recommendations to the CEO.
  • Identify, evaluate, and execute new business opportunities, partnerships, and investments to diversify revenue streams and enhance the groups portfolio.
  • Lead market research, feasibility studies, and competitor analysis to support expansion initiatives across Saudi Arabia and the region.
  • Drive negotiations for strategic partnerships, mergers, and acquisitions to strengthen the groups market position.
  • Collaborate closely with subsidiary CEOs and leadership teams to align strategies and operational goals with the groups overarching objectives.
  • Ensure subsidiaries have clear business plans, measurable KPIs, and strong governance frameworks.
  • Act as the bridge between the CEO, executive leadership, and subsidiary boards, ensuring strategic alignment and transparent communication.
  • Lead digital transformation initiatives across subsidiaries to improve efficiency and customer experience.
  • Promote a culture of innovation and continuous improvement, ensuring the group remains competitive and future ready.
  • Develop strategic dashboards and automated reporting systems to provide real-time performance tracking for the CEO and board.

Requirements

  • Bachelors degree in business administration, Economics, Finance, or Strategy.
  • Masters degree (MBA or related field) highly preferred.
  • Minimum 10+ years experience in strategy, business development, or corporate planning, with at least 5 years in a leadership role.
  • Proven success in managing multi-subsidiary portfolios and driving large-scale strategic initiatives.
  • Strong background in market expansion, partnerships, and investment analysis.
  • Prior experience in a holding company or diversified conglomerate within Saudi Arabia or the GCC is an advantage.
  • Experience in Hajj/Umrah and hospitality sectors is a strong plus.
  • Advanced proficiency in strategic thinking, business acumen, decision-making, and change management.
  • Expert-level capabilities in stakeholder management, M&A, financial modeling, BSC & KPI management, and market intelligence.
  • Excellent communication, negotiation, and leadership skills.
  • Cultural agility and the ability to operate effectively in a complex, multi-stakeholder environment.
