Job Description
With general guidance from the Director, the Facilities Manager (Project Manager - Facilities) is responsible for ensuring a high calibre of project management is delivered within the Client's Facilities Management (FM) operations. This includes the formal coordination, management of FM contractors, reporting, and completion of assigned Facilities Services projects. The role ensures consistency and compliance with department policies, goals, and commitments. The Facilities Manager is also accountable for ensuring successful delivery of FM projects in consultation with the Director.
Responsibilities
- Review the developed Project Management processes and procedures for Facilities Services and advise on improvements.
- Work with the Client Facilities team as a Project Management expert to refine and improve FM performance on an ongoing basis.
- Develop risk assessments for projects and determine strategies-alongside stakeholders-to minimize disruption while maintaining risks within tolerance.
- Review and advise on developed project scopes; work with project teams to ensure completion within agreed timelines.
- Provide oversight to contractor activities to prevent scope creep and delays.
- Collaboratively manage project planning, budgeting, quality assurance, and close-out activities.
- Monitor and evaluate project progress by tracking deliverables, managing documentation, and preparing regular status and close-out reports.
- Review FM contractors' resource levels and provide constructive feedback.
- Ensure that project records and documentation are complete, accurate, and retrievable.
- Manage and coordinate activities with multiple contractors and vendors.
- Conduct periodic site inspections to ensure contractors' compliance with service level agreements.
- Collaborate with Facilities personnel and contractors during commissioning, calibration, and ongoing maintenance planning.
- Review and assess technical documents submitted by contractors.
- Maintain consistent, timely, and clear communication among all stakeholders involved in the project lifecycle.
- Demonstrates deep functional and technical understanding of project responsibilities. Uses tools and resources effectively to meet job demands.
Qualifications
- Bachelor's degree in engineering (preferably Mechanical, Electrical, or MEP discipline).
- Minimum of 15 years of recent, relevant experience in Facilities Management and refurbishment projects with hands-on involvement in planning, delivery, and contractor supervision.
- In-depth knowledge of architectural, mechanical, electrical, and structural building systems.
- Fluency in Arabic (native speaker) is mandatory, with strong English communication skills.
- Familiarity with Saudi regulatory environment and public sector procurement practices is a plus.

We are seeking for a Facility Manager with electrical engineering background for one of our clients based in Riyadh, KSA. A Facilities Manager in the FM industry with an electrical engineering background is responsible for overseeing the operation, maintenance, and safety of building systems, with a strong focus on electrical infrastructure. Key duties include managing preventive and corrective maintenance of power distribution, lighting, UPS, and backup systems; ensuring compliance with safety and regulatory standards; coordinating vendors and contractors; and optimizing energy efficiency. The role also involves budgeting, asset tracking, technical troubleshooting, and leading in-house maintenance teams. Strong reporting, risk management, and emergency response capabilities are essential to ensure smooth, cost-effective, and compliant facility operations.
Requirements
• Bachelor’s degree in Electrical Engineering (required) • Additional certifications in Facility Management (e.g., IFMA, CFM, FMP) are highly preferred • Certifications in health and safety (e.g., NEBOSH, OSHA) and energy management (e.g., LEED, CEM) are an advantage • Minimum 5–8 years of relevant experience, including supervisory roles in facility operations and maintenance • Proven experience managing electrical systems in large commercial, industrial, or institutional facilities • Proficiency in CMMS, CAFM systems, MS Office, and energy monitoring software
