We are looking for **Property Manager** who can effectively manage all our real estate properties and maintain the relations with our clients. and obtaining the ROI from real estate and prosperities.
- **Key of responsibilities**:_
**Tenant relations**:
1. Investigate and resolve resident complaints and concerns in a timely and efficient manner. 2. Enforce occupancy policies, procedures, and the SOPs to support accurate record keeping, efficient internal transactions and prompt renter complaint resolution.
3. Manage, and guide the team to maintaining timely communications with residents and tenants
4. Continuous verification of the quality of services provided to customers (new - existing - leavers) from all departments in order to maintain and improve the company's reputation.
5. Effectively manage the tenant relations team and ensure the quality and effectiveness of the customer archive - speedy completion of procedures (issuing contracts - renewing contracts - canceling contracts) according to the company's policy and taking legal action against uncooperative tenants in a timely manner.
**Marketing**:
1. Managing and selecting with the marketing staff/companies the optimal marketing methods, plans and budgets, and monitoring the ROI from those campaigns.
2. Manage and conducting a survey of the tenants' opinions to ensure the extent of customer satisfaction in order to analyze them and work to improve the observations.
3. Manage and control the SMS that sent to tenants from the Tenant Relations Dept regarding any announcement.
**Maintenance**:
1. Manage and monitor the maintenance team to ensure complete maintenance and repairs timeously and cost-effectively.
2. Monitor incoming and outgoing inspections and prepare inspection reports by the property manager Assistant.
3. Negotiate, manage, and approve the contracts with outside vendors.
4. Oversee capital improvement projects. And implement preventative maintenance programs
**Leasing**:
1. Maintain in-depth knowledge of market conditions, trends, and advantages offered to customers by competitors and market survey.
2. Leading the leasing team in order to reach the leasing rates to the target rates.
3. Verify the quality of tenants contracted by the rental team in accordance with the company's policy.
4. Verifying contract terms and prices agreed upon with clients before contracting with them.
5. Work closely with Accounts Dept to ensure and maintain the collection according to the tenants’ activities and the agreements terms.
6. Check and ensure the rentals for being in accordance with local laws and company policy.
7. Capital analysis and work on adding and expanding investments
- **Qualifications**:_
- 10+ year’s Property Management and Real Estate experience as Senior level.
- In depth knowledge of the KSA property market
- High computer literacy, including property management software/CRM experience. Masterkey experience an advantage.
- Highly motivated and organized with excellent presentation skills
- Excellent Leadership, Managerial, Business analytic, Reporting Skills
- Good in English, written and spoken.
