About The Role- We are seeking a detail-oriented and proactive Asset Manager to join our growing real estate team in Riyadh. This role is critical to the day-to-day performance and long-term success of our real estate portfolio in Saudi Arabia.
- The Asset Manager will work closely with Flow's Fund Managers, taking the lead on operational and financial oversight across the portfolio. The role includes budgeting, financial modeling, capex planning, investor coordination, and performance reporting ensuring each property meets its investment objectives while supporting Flow's broader regional goals.
- This is a high-impact position suited to a candidate with strong analytical skills, a collaborative mindset, and prior experience with real estate funds or asset management in Saudi Arabia or the broader MENA region.
- Serve as the primary point of contact with Flow's fund managers, ensuring effective communication, timely reporting, and operational alignment.
- On-going engagement with property management and revenue teams to track performance (revenue, occupancy, leasing activity) and building-level KPIs to ensure assets are delivering against business plan targets.
- Support preparation of CapEx and OpEx budgets, re-forecasts, and investment models; evaluate ROI on capex and leasing initiatives.
- Review of monthly financial reports to ensure accountability, transparency, and alignment with property management teams.
- Maintain communication with existing and potential investor base; prepare regular updates, reports, and presentations for investors and other stakeholders.

- Proficient in creating cash flow projection models, sell/hold analysis, and ROI analysis.
- Strong preference for familiarity and experience working with or within Fund Management structures.
- Experience in supporting transaction processes including new acquisition onboarding, financings, and dispositions.
