Scope

The Real Estate Investment Advisory Manager leads and develops the team of Real Estate Investment Advisors, ensuring they deliver exceptional client advisory services, build strong investment portfolios, and achieve financial and strategic targets. This role combines operational leadership, investment knowledge, and client-centric strategy, while aligning with the company’s vision in the Georgian real estate market.

Responsibilities
  • Team Leadership & Performance: Monitor that team goals and KPIs are met; provide day-to-day coaching, mentoring, and support to Advisors, with focus on client relationship building and investment advisory quality; distribute leads effectively among team members, ensuring fair allocation and maximum conversion; support Advisors in preparing complex investment proposals and high-value negotiations.

Your Impact

The Role
Key Responsibilities: Investment Strategy Development & Execution: *Develop, refine, and implement real estate investment strategies aligned with company goals. *Identify and evaluate new investment opportunities, including both direct acquisitions and joint ventures. *Oversee the due diligence process for potential investments, including market analysis, financial modeling, and risk assessment. *Create investment proposals and presentations for stakeholders and senior leadership. Portfolio Management: *Manage and optimize a diverse real estate portfolio, ensuring its performance aligns with investment objectives. *Monitor the financial performance of existing assets, identifying areas for operational improvements or value-add opportunities. *Oversee asset management strategies, including leasing, property management, and renovation projects. *Ensure compliance with regulatory requirements, company policies, and industry best practices. Financial Management & Reporting: *Prepare and present regular investment performance reports to internal and external stakeholders. *Lead financial modeling and scenario analysis for various investment opportunities and dispositions. *Work with finance teams to create accurate forecasts and ensure investment returns meet expected targets. Stakeholder & Investor Relations: *Cultivate and maintain relationships with investors, joint venture partners, lenders, and other key stakeholders. *Lead discussions and negotiations with potential investors, stakeholders, and financial institutions. *Provide leadership and strategic direction to the investment team, ensuring alignment with broader business objectives. Team Leadership: *Lead, mentor, and develop a team of real estate professionals (analysts, associates, and managers). *Collaborate with other departments (finance, legal, operations, etc.) to ensure seamless execution of investment strategies. Market Analysis & Trends: *Keep abreast of market trends, economic conditions, and industry developments to identify new opportunities and mitigate risks. *Conduct detailed market research and competitor analysis to inform investment decisions. *Evaluate emerging real estate sectors (e.g., green buildings, smart cities, tech-driven real estate) and integrate them into investment strategies. Key Skills & Qualifications: Education: *Bachelor's degree in Real Estate, Finance, Business, Economics, or a related field (Master's preferred). Experience: *10+ years of experience in real estate investment or related fields (e.g., asset management, acquisitions). *Proven track record of managing large real estate portfolios and completing successful investments. *Experience in structuring complex real estate deals, including joint ventures, syndications, and partnerships.

Requirements
Technical Skills: *Strong financial acumen with proficiency in financial modeling, valuation techniques, and investment analysis. *In-depth knowledge of real estate market dynamics and property types. *Familiarity with industry software tools (e.g., ARGUS, Excel, CoStar, REIS). Leadership: *Strong leadership, team management, and mentoring abilities. *Exceptional communication and negotiation skills, with the ability to build and maintain relationships with a wide range of stakeholders. Other Skills: *Ability to think strategically while managing operational details. *Strong problem-solving skills and ability to adapt to changing market conditions. Position: Investment Manager – Real Estate Portfolio

Location: Jeddah, Saudi Arabia

About the Role:

We are seeking a highly skilled Investment Manager (Real Estate Portfolio Manager) to oversee a diverse and dynamic property portfolio, including overseas assets across Europe, the US, and the UK . The role is responsible for leading asset management strategies, ensuring operational excellence, and driving long-term value creation for the organization’s real estate investments.

Responsibilities
  • Manage and oversee day-to-day operations of a mixed-use real estate portfolio in coordination with Property Managers.
  • Develop and implement pre-operating plans for new properties to ensure successful launch and long-term profitability.
  • Create, review, and monitor annual budgets, forecasts, and investment strategies.
  • Review property management reports, including rent rolls, delinquency reports, occupancy/rental status, and financial performance.
  • Track and manage upcoming lease expirations, renewals, and other critical dates.
  • Participate in lease reviews, negotiations, and execution of rental and insurance agreements.
  • Ensure compliance with local and international real estate regulations, rental, and lease laws.
  • Conduct market analysis and benchmarking to optimize property performance and enhance portfolio value.
  • Prepare and deliver executive-level presentations and reports to senior management and stakeholders.
  • Liaise with legal, finance, and external consultants to support strategic decision-making.
  • Travel internationally as required to oversee and manage overseas assets.
Qualifications / Requirements
  • Bachelor’s degree in Finance, Economics, or related field (specialization in Real Estate preferred ).
  • Minimum 5+ years of proven experience in real estate investment or portfolio management.
  • Strong understanding of real estate accounting principles, rental & lease law, and asset valuation .
  • Excellent verbal and written communication skills.
  • Fluency in English is required; French is a strong plus.
  • Demonstrated negotiation, analytical, and stakeholder management skills.
  • Ability to travel internationally when required.
