AtkinsRéalis are searching for a Project Director to join our team with experience of managing large-scale multi-disciplinary projects within KSA and the GCC Region. The candidate is to have a minimum of 15 years' experience with 8+ years within the Middle East.

The Project Director will accountable for the overall project performance for projects that they are assigned. They will be responsible for overseeing the planning, execution, and delivery of projects within the business. Their primary role is to ensure that projects are delivered on time, within budget, and meet the Client's requirements. They are to work closely with the project team to establish project objectives, developing project plans, and coordinating activities between different teams to achieve project goals.

The role requires extensive experience within the Leisure & Entertainment sector relating to one of the following:

  • Show and Theme Parks
  • R etail & Mall delivery
  • Stadia and arena venues


The Project Director will also manage the project budget, including the allocation of resources, and monitor project progress to ensure that milestones are met. They are to liaise with Clients to manage their expectations, build relationships, and ensure that the projects align with the Clients' needs.

In addition to these responsibilities, the selected Candidate will be required to manage project risk, develop contingency plans, and ensure that health and safety standards are adhered to. They are responsible for managing project documentation, ensuring that projects are compliant with regulatory requirements, and maintaining AtkinsRealis' project management methodology.

Key Responsibilities

Project Delivery

  • Accountable for the end-to-end leadership, management and delivery of all aspects of the project. This includes project management, timeliness, quality, risk management, project financial performance and scope management of the projects, in line with the AtkinsRealis methodology.


  • Accountable for successful close out of commercial fee and contractual negotiations with the Client and their representative.


  • Accountable for the establishment of the project, including resourcing from Delivery Centres and Offices, project set up, Work Breakdown Structure (WBS), program development, milestone establishment, scope changes and variations.


  • Demonstrate care about the well-being of themselves and others, through actively participating in and driving OHS activities.


  • Build and lead whole project delivery teams and work with the Discipline Leads to secure required resources.


  • Ensure project delivery activity is in line with Company standards and client expectations.


  • Ensure effective closeout and debrief occurs with Client, Client Relationship Executive (CRE), People Manager and Project Manager.


Financial Management

  • Accountable for the P&L of the project


  • Have an excellent understanding of Risk and the need to use their commercial acumen.


  • Review and submit monthly project reports monitoring project performance.


  • Review Project budget at the start of the project.


  • Conduct Monthly Financial Review with the team and present to Senior Management.


Client Management

  • Manage contract matters with Client.


  • Escalate issues in a timely manner to the Project Review Board.

This is a senior-level professional, project based in AlUla KSA, responsible to manage the Client appointed Consultants on multiple projects during RIBA Stages 1 through 4, in accordance with the PMC Development scope of services. KEY ACCOUNTABILITIES & RESPONSIBILITIES
  • P & L responsibility with associated commercial and financial accountability including revenue delivery, margin and overhead management, budget and forecast determination and attainment, risk and opportunity reviews, cost controls, accounts payable/billing and cash collection

Wood will support Ma'aden's PMT in ensuring successful execution and control of the project by:
  • Act as the focal point with the client and any contractor Project Controllers as appropriate to ensure costs and progress are reported accurately, ensure alignment with the project reporting requirements and ensure timely and accurate cost and progress reporting
  • Developing and maintaining PMT integrated project schedules with detailed activity tracking and critical path analysis, along with PMT S-curves.
  • Reviewing EPCM progress reports, manpower histograms, S-curves, and productivity assessments.
  • Develop and issue a weekly and monthly IPMT report as per Maaden reporting requirements.
  • Assist Maaden progress measurement system to allow for manufacturing progress for overall Procurement progress.
  • Supporting cost management through budget control, forecasting, change management, and variance analysis.
  • Responsible for timely and accurate development and issuing of project change orders / variations in accordance with contract / assignment change notifications
  • Monitor overall project / assignment progress status, achievement and non-achievement of major milestones and analyze and forecast performance in relation to plan
  • Reviews contractual obligations and ensures that cost control activities are performed in accordance with the contractual agreements and the Client's requirements
  • Accountable for the accuracy and completeness of all cost, planning and risk deliverables prior to issue to internal or external customer
  • Assisting in project risk management, including identification, assessment, and mitigation planning.
  • Develop an invoicing requirement procedure including registration in SRM
  • Preparing stakeholder presentations, governance documentation, and facilitating gate reviews under the Ma'aden Capital Investment System (MCIS).

Roles and Responsibilities

  • Regularly update and analyse project programmes, perform critical path analysis, and identify schedule variances, risks, and opportunities.
  • Manage all time and cost changes related to the delivery of the scope through the defined TBU change management process, including early identification and communication.
  • Prepare recovery and what‑if scenario schedules to support project decision‑making and mitigate potential delays.
  • Assist the Associate Director in preparing an integrated programme for TBU projects.
  • Support and work effectively with the commercial team to ensure contractual compliance and cost control is maintained to the highest level.
  • Provide technical support and guidance to the broader project team on all scheduling and planning matters.
