We are hiring an experienced Project Director to lead the execution and delivery of high-value construction and fit-out projects. This is an urgent and immediate hiring opportunity for a qualified professional with a strong background in architectural construction, five-star hotel developments, and high-end fit-out works.

The ideal candidate must have at least 10 years of experience in the project management field as Project Director , successfully managing and delivering multiple projects each valued at over SAR 100 million. This is a field-oriented leadership role , requiring a professional who is actively involved in planning and managing site construction activities, resolving challenges in real time, and ensuring that all phases of the project are executed with precision, quality, and efficiency.

  • Lead the full lifecycle of multiple projects from planning to handover.
  • Actively manage and supervise site construction activities.

  • Monitor budgets, financial instruments, and project cash flows.
  • Implement and oversee risk management, safety, and quality control systems.

Roles and Responsibilities

  • The position holder directly reports to the Operations Leader of Saudi Arabia
  • Coordinate internal resources and third parties/vendors for the flawless execution of projects (Turnkeys, Substations Extensions, retrofit and maintenance) in Saudi.
  • Lead technical contractual and financial management of constructions projects including Engineering, CW, manufacturing, Delivery, Erection and commissioning.
  • Ensure that all projects are delivered on-time, within scope and within budget
  • Assist in the definition of project scope and objectives, involving all relevant stakeholders and ensuring technical feasibility
  • Ensure resource availability and allocation
  • Develop a detailed project plan to monitor and track progress
  • Manage changes to the project scope, project schedule and project costs using appropriate verification techniques
  • Measure project performance using appropriate tools and techniques
  • Report and escalate to management as needed
  • Manage the relationship with the client and all stakeholders

  • Participate to Major tender review for risks & opportunities assessment

  • Participate to the elaboration of the costing, matrix of responsibilities, Schedule and milestones, Risks mitigation

Unit financials

  • Provide inputs from project execution to build budget / forecast: Sales, CCM, cash flow
  • Ensure that the sales/Billing/Cash plan is achieved according to the monthly budget

Improvement actions

  • Impulse generation of improvement actions that improve projects’ execution performance
  • Monitor these actions and their sustainable implementation at operational level

Supervision of Contract Management

  • Drive and control the enforcement of Contract Management Processes with external support (Legal, finance, Risk Committee, …)
  • preparing and negotiating Variation Orders and Claims, with advice from the legal adviser when necessary
  • Report identified or anticipated deviations to the Operations Manager and proposing corrective actions

Portfolio Analysis

  • Backlog / Book to Bill analysis versus Budget Target
  • Performs global risk assessment, forecasts, mitigation/management view, Sales/GM Landing
  • Business development within portfolio detects new business opportunities, project extensions, visits customers,

Customer Satisfaction

  • Deploy and monitor Grid customer satisfaction policy, standards, methods & tools (e.g surveys standards & NPS, CIS/CQS, ACT, …)
  • Relay and facilitate the action of Grid Customer care team regarding Customer care (All Ambassadors…) programs deployment
  • Define and monitor customer care/customer satisfaction improvements plans (e.g detractors / promoters plans, all ambassadors action plan….) aligned with Grid priorities

Required Qualifications

  • Electrical Engineering bachelor’s degree or relevant educational background
  • Register in Saudi council of engineering (SCE).
  • At least 15 years’ experience in project execution, project management role with Transmission & Distribution Engineering background
  • Proficiency in English and Arabic are mandatory.
  • People management experience in a similar field.
  • Minimum 3-7 years working experience as a Project Director in Saudi with a focus on turnkey substations.
  • Well experienced on Turnkey EHV/HV/MV substations, engineering and construction background.
  • No obstacle to travel in and out of Saudi depending on the projects.
  • Preferably has an MBA certificate.

  • Manage the schedule, cost and delivery of multiple projects with the goal of achieving the targeted organizational benefits.
  • Achieve the goal of delivering bespoke projects at the highest level of sustainability and design

  • Proactively identify and manage project-related risk and undertake remedial action when required.
  • Ensure the delivery process maximizes the benefits of existing and upcoming technology, tools, and techniques to ensure a high level of efficiency in delivery.

  • Monitor and enable Risk Management, Contract Documentation, Tendering & Evaluation.

2.BUDGETING

  • Manage the commercial aspects of projects. Fully conversant with the contract terms and conditions, scope, and deliverables.
  • Assign and deliver within project deadlines and provide guidance.
  • Establish and manage the annual team budget.
  • Ensure accurate project budgets are established and delivered.
  • Seek ways to improve project estimates to lower and improve competitive project bids.
  • Monitor client and sub-consultant invoices and when payments are made and received.
  • Maintain close commercial control of the project and notify and update finance of when invoices can be raised.
  • Ensure that the contract with the client is signed before work commences. Help ensure that all sub-consultant contract documents are complete and signed.
  • Ensure a project risk register is compiled, relevant and maintained.
  • Ensures there is consistency among tasks, timing, cost, and responsibilities.

POST CONTRACT MANAGEMENT

  • Monitor the execution of the project to ensure it aligns with the design intent, specifications, and client expectations.
  • Coordinate with the site supervision teams, Resident Engineers, Site Architects, to resolve technical or design-related issues during construction.
  • Conduct regular site visits or review reports to assess progress and quality.
  • Ensure that construction execution adheres to the approved design and applicable standards.
  • Oversee the resolution of non-conformities and ensure corrective actions are implemented promptly.
  • Ensure smooth project handover to the client, including sign-offs, occupancy permits, and final documentation.
  • Conduct post-project evaluations and client feedback sessions to capture lessons learned.

CLIENT RELATION & BUSINESS DEVELOPMENT

  • Build and maintain strong, long-term relationships with key clients.
  • Ensure client satisfaction throughout the project lifecycle by serving as the senior point of contact.
  • Foster trust and reliability with clients to secure repeat business.
  • Monitor client feedback and implement improvements to increase loyalty and ongoing engagement.

ROLE OVERVIEW

Project Director - Gateway role will be primarily responsible to oversee and direct construction programme during the full life-cycle of the implementation phase. Liaise with the design teams to review buildability and development of project schedule, deliverables, and cost estimates. Oversee the construction management teams to ensure delivery of established project aims and objectives.

  • Engage with the design teams to provide constructability feedback in respect of feasibility analysis, project design, appraisal and value identification.

  • Oversee the assembly of project teams and professional consultants and manage their input through the construction process.
  • Report construction status (schedule, cost, and quality) to project delivery, and ensure the continuing development of schedule master plans through the detailing of periodic work-plans and progress trackers.
  • Drive best value decision-making to ensure construction moves forward, minimising delays and setbacks in the drive to attain Project KPI’s.
  • Post Completion, effective handover to asset owner/manager.
  • Lead team retrospective programme to ensure “lessons learned” are leveraged from project insights, to facilitate rapid improvement in the on-going construction programme and ensure that structured feedback is provided on delivery team performance.

Position Purpose
