Job Description

The Head of Real Estate Development is responsible for leading, planning, and overseeing the company’s real estate development projects from concept to delivery. This role ensures alignment with the company’s strategic vision, maximizes return on investment, and delivers high-quality projects within budget and timeline. The position requires extensive leadership, market knowledge, and proven expertise in managing large-scale real estate developments.

Key Responsibilities:

Strategic Leadership:

  • Define and implement the company’s real estate development strategy.
  • Identify and evaluate new development opportunities, ensuring alignment with corporate objectives.

Project Development:

  • Lead feasibility studies, market analysis, and financial modeling for proposed projects.
  • Oversee master planning, design, construction, and handover phases.
  • Ensure projects comply with regulatory requirements and international standards.
  • Develop project budgets and monitor financial performance.
  • Manage funding strategies and relationships with investors and financial institutions.

Stakeholder Management:

  • Build and maintain relationships with government authorities, consultants, contractors, and key stakeholders.
  • Negotiate contracts and partnerships to secure favorable terms for the company.
  • Lead, mentor, and develop a multidisciplinary development team.
  • Foster a high-performance culture focused on innovation and excellence.

Qualifications & Requirements:

  • Bachelor’s degree in Real Estate, Architecture, Civil Engineering, Business Administration, or related field.
  • Master’s degree or MBA is highly preferred.
  • 15+ years of progressive experience in real estate development, with at least 5 years in a senior leadership role.
  • Proven track record in delivering large-scale, mixed-use, residential, or commercial projects.
  • Strong financial acumen with experience in investment appraisal and project financing.
  • Excellent negotiation, communication, and leadership skills.
  • In-depth knowledge of local regulations, property markets, and development trends.

**الهدف الرئيسي للوظيفة**

الرئيس التنفيذي، سيكون مسؤولاً عن التشغيل والإدارة العامة لشركة التطوير العقاري. سيتم النظر إليك لتحديد الاتجاه الاستراتيجي العام والأولويات للشركة، ومراقبة أداء الشركة وكذلك أداء المشاريع.

**التقاطعات الإدارية والتنظيمية**

سيكون المرجع المباشر للرئيس التنفيذي هو مجلس الإدارة متضمناً: رئيس مجلس الإدارة وأعضاء مجلس الإدارة.

وسيتولّى الرئيس التنفيذي على المستوى الداخلي قيادة وتوجيه الإدارة التنفيذية للشركة والتي تشمل:

- إدارة التسويق وتطوير الأعمال
- إدارة المشاريع والعمليات
- إدارة الخدمات المشتركة
- الإدارة المالية

وسيتعامل على المستوى الخارجي مع كلٍ من: الجهات الحكومية والوزارات والهيئات الحكومية والجهات التنظيمية ذات العلاقة والمستشارون عند الحاجة.

**المهام والمسؤوليات الرئيسية**
- استيعاب وفهم تاريخ الشركة وإنجازاتها وثقافتها التشغيلية من قِبَل أعضاء مجلس الإدارة وبناء خطة التحوّل والتطوير بناءً على ذلك.
- توفير الربط المطلوب بين مجلس الإدارة وفريق الإدارة التنفيذية وتزويدهم بالمعلومات الكافية للقيام بمسؤولياتهم.
- تقديم المشورة والتوجيه والإذن لفريق الإدارة التنفيذية لتنفيذ الخطط والإجراءات الرئيسية، بما يتفق مع السياسات المعمول بها.
- مساعدة مجلس الإدارة في تحديد الأهداف الإستراتيجية والأهداف والميزانيات والسياسات والإجراءات لتعزيز الحصة السوقية وعوائد الاستثمار.
- إجراء مراجعة إستراتيجية للأداء بشكل منتظم لتحديد ما إذا كانت الشركة تحقق أهدافها قصيرة وطويلة المدى (زيادة الأرباح، زيادة الحصة السوقية، العائد على الاستثمار، إلخ).
- وضع خطة عمل متكاملة بالتنسيق مع فريق الإدارة التنفيذية تعمل على تحسين حصة السوق وربحية الأنشطة الحالية أو الجديدة.
- تحديد الأهداف والغايات والخطط عالية المستوى للإدارات والعمل معهم على تحقيق هذه الأهداف من خلال مراقبة عملياتهم عن كثب.
- مراجعة النتائج التشغيلية للشركة ومقارنتها بالأهداف والغايات المحددة والمتابعة للتأكد من اتخاذ الإجراءات المناسبة لتصحيح النتائج غير المرضية.
- إنشاء والحفاظ على نظام اتصالات فعال في جميع أنحاء الشركة لضمان تحديد وفهم مسؤوليات وسلطات ومسؤوليات جميع المديرين التنفيذيين بشكل واضح.
- مراجعة وفحص أداء فريق الإدارة التنفيذية بشكل دوري والتوصية بالإجراءات العلاجية والتحسينات.

Sponsor for all design issues concerning the Project during the design process and during construction, taking responsibility for continually reinforcing those goals with the Project Team while being respectful to the Project budget and schedule.

Provides Project design input and comments in team meetings and formulates solutions to allow the tenant’s needs to be satisfied within the building constraints.

Evaluates given leasing requirements and provides alternate solutions to meet Project goals.

Communicates to the Project Consultant Team overall goals for the Project including the program, aesthetics, budget, and schedule.

Participates in continual Value Engineering sessions to ensure the overall design goals are met.

Provides support in establishing scope of service and appropriate budgets for services by Project Architect, Project Designer, and other design professionals.

Provides information to consultants regarding the “back of house” and “Management Areas” requirements based on operating properties needs and Simon design criteria.

Establishes a schedule, scope, and agenda of materials for presentation to Senior Management.

Presents Project design to Senior Management (individually or in groups) to secure necessary approvals.

Makes site visits for Project meetings to review progress of construction and mock-ups and participates in resolving design-related problems.

Assists the Director of Specialty Tenant Coordination in preparing the design criteria for the Tenant Handbooks and reviews specific tenant design submittals as required.

Reviews submittals for design intent for all Anchor tenants.

Provides input for procurement and installation processes.

Key Responsibilities
Senior Business Development Manager (Real Estate) Riyadh

  • Be the voice of property owners for the company (individual and institutional).
  • Be the driver behind growing our real estate portfolio of individual asset owners and institutions.
  • Activate sourcing new real estate deals by meeting asset owners, real estate developers, asset managers, brokers and large scale real estate owners.
  • Driving the supply pipeline by selling the Silkhaus Business model to new potential property partners.
  • Enhance property partner relationships through exceptional communication and engagement skills.
  • Managing all new inbound property leads.
  • Be a key deal seeker and negotiator with the ability to close new business.
  • Exceptional real estate knowledge.
  • Monitor market trends, demographics, and competitor activities to inform sales strategies and identify opportunities for growth.

Leasing Model
  • Seeking the best real estate lease deals to close.
  • Evaluate potential residential properties based on predefined criteria, such as location, size, layout, accessibility, and proximity to target customer segments.
  • Comprehensive knowledge of the EJAR system and R real estate.
  • Tracking of critical real estate dates and issuing notices.

Qualifications
  • +5 years in a Business Development Role / Real Estate Experience.
  • Fluent in Arabic is a must.
  • Relevant market knowledge within the property industry, both of residential and commercial real estate law.
  • Great attention to detail to ensure lease and contract terms have been carefully reviewed and agreed.

Purpose & Overall Relevance for the Organization:

This role is responsible to maximize the profitability of Retail by securing Real Estate in alignment with the adidas store growth targets for the dedicated region.

This function will be accountable for identifying potential sites, assessing their viability, lease negotiation of sites as well as ensuring that financial hurdles are met in the overall development of adidas Group store locations. Manage and process occupancy expenses for adidas retail. Maintain the Lease Management System, document control and reporting.


Key Responsibilities:

Functional :

  • To identify and evaluate all real estate opportunities through executing strategic portfolio planning, site visits, site selection metrics and criteria, demographic analysis and research to ensure the best locations for the brand are secured
  • To manage metrics and criteria for which site selection decisions will be made (research analytics, financial performance, revenue prediction models)
  • To negotiate letters of intent and key lease deal points to the brand’s advantage
  • To present the adidas Group’s retail concepts to prospective landlords
  • To identify franchise opportunities with multiple and cross border landlords to achieve best possible deal making
  • To manage external Real Estate resources in locating and evaluating potential sites, especially the cross-border strategic landlords
  • To manage the creation of site justification packets as part of the capital approval processes.
  • To evaluate existing store portfolio to actively drive rent reductions, recommend lease renewals and terminations and negotiate renewals and extensions where appropriate

  • University degree with an emphasis in real estate or finance preferred, or equivalent professional experience

About the role
As a Real Estate Associate at Careem, you will support real estate planning, transaction execution, and asset management for our Saudi Arabia operations. What you'll do

  • Assist in managing real estate transactions, including site selection, lease negotiations, and renewals
