Job Purpose:

The Asset Manager will be responsible for overseeing the performance, operations, and financial health of a diverse real estate portfolio. This role ensures properties are well-managed, profitable, and aligned with the company's investment strategies, while safeguarding long-term value creation.

Key Responsibilities:

• Manage and oversee day-to-day property management activities across residential, commercial, and mixed-use assets.
• Develop and implement asset management strategies to maximize returns and property value.
• Prepare, review, and monitor annual business plans and operating budgets for all properties.
• Track property performance, financial results, occupancy levels, and tenant satisfaction.
• Review and analyze property management reports including rent rolls, leasing activity, and delinquency reports.
• Identify opportunities for cost optimization, revenue growth, and capital improvements.
• Negotiate and oversee leasing, rental agreements, service contracts, and insurance policies.
• Conduct market research and benchmarking to ensure competitiveness of properties.
• Ensure compliance with local property, lease, and tenancy laws.
• Liaise with internal teams, property managers, and external stakeholders for smooth operations.
• Prepare regular portfolio performance reports and present to senior management.

Requirements:

• Bachelor's degree in Finance, Real Estate, Business Administration, or related field.
• Minimum
  5–7 years of experience
  in asset management
• Preferably with exposure to mixed-use or international portfolios.
• Strong financial acumen with knowledge of
  real estate accounting, lease law, and investment analysis
  .
• Excellent negotiation, communication, and stakeholder management skills.
• Fluent in English (Arabic and/or French is a plus).
• Proficiency in MS Office, ERP systems, and real estate management software.
• Ability to travel as needed.

Responsibilities:

• Monitor existing DPM.
• Select Assets Manager through structured DD and RFP process.
• Conduct research and valuation to existing positions and challenge AM views and conventions.

Asset Management Services is crafted to give customers near real-time Hardware (HW) and Software (SW) Installed Base (IB) view, so that customers can optimally manage the life cycle of their Cisco entitlements and make the right business decisions. This is a customer engagement role which requires customer engagement/service experience. The Cisco Asset Managers work directly with stakeholders and collaborate with Cisco Customer Experience (CX) and Sales teams to deliver Hardware, Software and Service Coverage insights and enable a smooth assets lifecycle management to the end customer.

This role plays a key part in enabling Cisco's recurring revenue business by providing clean, accurate data. Asset managers are encouraged to understand customer's hardware and software inventory better than the customers themselves, thereby giving relevant insights, reducing risk, and providing operational excellence.

Role & Responsibilities:

· Define customer's business structure and associated Cisco assets (HW and SW) that will be managed under the service scope.

· Combine Customer, Network and Cisco's view into an IB baseline designating the device quantity, type, location, service coverage and additional asset attributes.

· Perform/implement a discovery process on a lifecycle basis of all software and hardware assets purchased, deployed/installed across the network, and establish a validation process with the customer to agree on the ownership and use of the discovered assets.

· Provide insights to support customer reconciliation and validate Software and Service Enterprise Agreements Data (if applicable)

· Deliver useful insights/reports on embedded Software - OS Conformance - and ensure compliance to reduce device or network downtime due to out of date or non-suggested software versions.

· Coordinate and assist the customer with their "Smart Account" strategy to centrally organize licenses, devices, and specific license agreements based on business needs.

· Prepare reports, lead frequent client calls, participate in quarterly business reviews (QBRs), and conduct on-site visits (where required).

Eligibility & Qualifications

· Intermediate to advanced proficiency in Excel, including VLOOKUP, Pivot charts, Pivot tables, Index, and Match functions.

· Demonstrated experience in data analysis is required.

· Experience in delivering presentations is essential.

· Advanced English/ Italian language skills.

· Ability to interpret large raw data sets; conduct data analysis and build comprehensive reports that are in line with customer's needs.

· A proficient communicator that is assertive and inspires trust in others.

· Proactive, self-sufficient, and highly organised with outstanding time managements skills.

· Can-do-attitude and eagerness to provide the best customer service in class.

The Asset Manager – MEP will oversee the management, maintenance, and performance optimization of all mechanical, electrical, and plumbing systems across SIGMAC's property portfolio. The role ensures efficient operations, preventive maintenance, cost optimization, and compliance with safety and sustainability standards.

Major Duties and Responsibilities

1. MEP Asset Management

• Oversee the management of all MEP systems including HVAC, power distribution, water supply, drainage, firefighting, and building automation systems.
• Maintain an up-to-date MEP asset register and ensure accurate tracking of equipment lifecycle and performance.
• Plan and execute preventive and corrective maintenance programs for all mechanical and electrical systems.
• Evaluate system efficiency and recommend improvements or replacements to optimize performance and reduce operating costs.

2. Operations & Maintenance Oversight

• Supervise MEP technicians, contractors, and service providers to ensure proper maintenance and repair work.
• Monitor energy and water consumption to identify opportunities for savings.
• Ensure timely resolution of MEP-related breakdowns or emergency issues.
• Review and approve maintenance schedules, logs, and inspection reports.

3. Budgeting & Cost Control

• Prepare annual maintenance and capital expenditure budgets for MEP assets.
• Monitor MEP-related expenses and ensure cost efficiency without compromising quality.
• Evaluate and approve vendor quotations, invoices, and service agreements.

4. Compliance & Safety

• Ensure MEP systems comply with Saudi building codes, fire safety regulations, and environmental standards.
• Implement preventive safety measures and ensure all systems pass regular audits and inspections.
• Maintain proper documentation of compliance certifications, warranties, and manuals.

5. Project Support

• Collaborate with project and design teams on new developments or major refurbishments to ensure MEP systems meet technical and operational requirements.
• Participate in commissioning and handover of new projects to ensure readiness and performance of MEP assets.

6. Reporting & Performance Monitoring

• Prepare regular reports on MEP asset performance, maintenance activities, and energy usage.
• Develop KPIs to measure equipment uptime, maintenance efficiency, and cost effectiveness.
• Provide recommendations for system upgrades and sustainability initiatives.

Qualifications & Experience

• Bachelor's Degree in Mechanical or Electrical Engineering.
• Minimum 8–10 years of experience in MEP operations and asset management, preferably in real estate or facility management.
• Strong knowledge of HVAC, electrical, plumbing, and fire systems.
• Proficient in maintenance management systems (CAFM) and asset tracking tools.
• Familiar with Saudi building and safety codes.
