AtkinsRéalis are searching for a Project Director to join our team with experience of managing large-scale multi-disciplinary projects within KSA and the GCC Region. The candidate is to have a minimum of 15 years' experience with 8+ years within the Middle East.
The Project Director will accountable for the overall project performance for projects that they are assigned. They will be responsible for overseeing the planning, execution, and delivery of projects within the business. Their primary role is to ensure that projects are delivered on time, within budget, and meet the Client's requirements. They are to work closely with the project team to establish project objectives, developing project plans, and coordinating activities between different teams to achieve project goals.
The role requires extensive experience within the Leisure & Entertainment sector relating to one of the following:
- Show and Theme Parks
- R etail & Mall delivery
- Stadia and arena venues
The Project Director will also manage the project budget, including the allocation of resources, and monitor project progress to ensure that milestones are met. They are to liaise with Clients to manage their expectations, build relationships, and ensure that the projects align with the Clients' needs.
In addition to these responsibilities, the selected Candidate will be required to manage project risk, develop contingency plans, and ensure that health and safety standards are adhered to. They are responsible for managing project documentation, ensuring that projects are compliant with regulatory requirements, and maintaining AtkinsRealis' project management methodology.
Key Responsibilities
Project Delivery
- Accountable for the end-to-end leadership, management and delivery of all aspects of the project. This includes project management, timeliness, quality, risk management, project financial performance and scope management of the projects, in line with the AtkinsRealis methodology.
- Accountable for successful close out of commercial fee and contractual negotiations with the Client and their representative.
- Accountable for the establishment of the project, including resourcing from Delivery Centres and Offices, project set up, Work Breakdown Structure (WBS), program development, milestone establishment, scope changes and variations.
- Demonstrate care about the well-being of themselves and others, through actively participating in and driving OHS activities.
- Build and lead whole project delivery teams and work with the Discipline Leads to secure required resources.
- Ensure project delivery activity is in line with Company standards and client expectations.
- Ensure effective closeout and debrief occurs with Client, Client Relationship Executive (CRE), People Manager and Project Manager.
Financial Management
- Accountable for the P&L of the project
- Have an excellent understanding of Risk and the need to use their commercial acumen.
- Review and submit monthly project reports monitoring project performance.
- Review Project budget at the start of the project.
- Conduct Monthly Financial Review with the team and present to Senior Management.
Client Management
- Manage contract matters with Client.
- Escalate issues in a timely manner to the Project Review Board.

We are seeking a Senior Planner to form part of our Project Management Consultant (PMC) project team, based in Al Ula, Saudi Arabia.
Responsibilities
- Ability to develop initial baseline schedules with little project information. This requires previous experience in infrastructure projects.
- Assist in the preparation and management of overview and strategic programmes, including design, procurement, and construction schedules together with supporting information required schedules.
- Include all project stages from initiations to completion in the baseline and identify stage gates accordingly.
- Coordinate and manage the preparation and development of master planning, engineering, procurement, and construction schedules together with associated information required schedules.
- Establish and agree project reporting procedures, prepare, and present monthly project progress. Develop project and programme dashboard templates to be used across the programme by designer and contractors.
- Review the schedules and related documents from the designers and contractors including monthly reports and analyse the content to ensure compliance with project objectives.
- Review schedule trends to identify problem areas and recommend corrective action to management. Monitor actual progress against planned progress.
- Monitor engineering design progress, material and equipment procurement and construction and commissioning status.
- Prepare progress monitoring tools using earned value for the management and monitoring of the above-mentioned schedules. Monitor progress both on and off site. Identify deviations (progress trends) in both construction and procurement progress and suggest possible courses of corrective action.
- Working closely with the Project Controls Manager and Project Team to ensure that the 'programme' is feasible, complies with the Project Master Plan and contractual documents.
- Interface daily with the designers, PMCs, main contractor sub-contractors and internal management.
- Carry out studies into scheduling, manpower, cash flow, and material flow as needed.
- Attend offsite meetings as requested by the client.
- Review schedules for slippage of key dates
- Assist in the defense / approval of any claim for time extension or major change to the schedule.
- Other duties as requested from time to time.
- Establish and maintain consistent and adequate administration procedures, in their field. These procedures will be followed across the project by the respective planners working under the Construction Managers.
- Participate with the project management team, as directed by the Project Director, to achieve project deliverables.
- Involve key stakeholder requirements and approvals in the baseline.
- Issue high-level schedule weekly updates
- Identify and report main issues interfering with progress.
- Identify and report on measures for improving schedule performance.
- Establish Scheduling, reporting procedures, tools, templates, instruction, etc. to standardize the work across the programme.
- Monitor the timing of submittals against schedule requirements.
- Develop and monitor programme KPIs.
What we're looking for
- Ideally you should possess a degree in construction management and / or civil engineering and hold a membership/chartership from a construction related professional body.
- Generally, you will have 10+ years total experience and have a track record of working in a construction/engineering industry with infrastructure background, ideally with minimum 5 years' experience working in the region.
- Arabic speaking and writing an advantage.

Project Setup and Configuration:
- Create and configure new SP3D projects, including the setup of the database, file structure, and project access rights.
- Define and implement project-specific standards, work breakdown structures (WBS), and naming conventions within the SP3D environment.
- Install and configure SP3D software on servers and client workstations.
Database and Systems Administration:
- Manage and maintain the project's central SP3D database (typically Oracle or SQL Server), ensuring its integrity, performance, and availability.

Project Collaboration and Data Integration:
- Manage data transfer and integration between SP3D and other engineering software (e.g., SmartPlant P&ID, SmartPlant Instrumentation, SmartPlant Electrical, Navisworks).
- Run interference detection (clash checks) and generate clash reports for project teams.
- Facilitate and manage 3D model review sessions.
Reporting and Deliverables:

Responsibilities:
- Assist the Director - Structural Engineering to develop a comprehensive Structural Engineering strategy aligned with the LINE delivery strategy.
- Assist the Director - Structural Engineering to develop implementation plans for Structural Engineering that consider project-specific requirements, timelines, and budgets. Align plans with the overarching mission and objectives, ensuring a clear roadmap for achieving our goals. Assist the
- Director - Structural Engineering to review and adopt the studies already carried out by the LINE Proponent team and the LINE Design Engineering team, develop further 'non-project projects' as appropriate.
- Utilize industry knowledge and network to source opportunities for Structural Engineering. Evaluate and select technologies that align with our goals and can be seamlessly integrated into our projects.
- Establish and nurture strategic partnerships, joint ventures, and alliances with technology providers, research institutions, and industry experts. Foster collaboration to accelerate adoption of innovations where these have value to the process.
- Foster a culture of innovation, continuous learning, and excellence. Provide mentorship, guidance, and direction to ensure the successful execution of the Electrical Engineering strategy.
- Demonstrate a strong ability to analyze complex issues and develop innovative solutions to overcome obstacles to ensure successful project execution.
- Assist the Director - Structural Engineering to define key performance indicators (KPIs) to assess the impact of Structural Engineering on project timelines, costs, and environmental footprint.

Requirements:
- Assisting the Director - Structural Engineering with the successful delivery of the Structural Engineering Strategy, Design and Construction scope for THE LINE in a manner that supports the successful delivery of the project goals in terms of budget, schedule, quality and sustainability. Being part of the team accountable for delivering the multi-disciplinary engineering for THE LINE region.
- Leading a team of supporting staff to provide support to the LINE Design Project Engineering Management teams for the regional assets as well as oversight of what LINE Projects are procuring / managing. Working with THE LINE Design in setting Structural Engineering strategies in conjunction with the Director - Structural Engineering.
- Assisting the Director - Structural Engineering in the success delivery of the Structural Engineering systems in the LINE regional assets (i.e. irrespective of how that work is delivered).
Experience and Qualification:

- Minimum of 22 years of experience in Structural Engineering and related fields.

1. Job Purpose:
a) NEOM-the Line programme will grow and evolve and become the largest capital project world-wide. The Programme aims to challenge the "status-quo" with the intention of delivering a real meaningful change such that NEOM is referenced as world class and world leader is numerous areas. NEOM - the Line is a combination of multi-modules with each module representing a complex multi-discipline element of the overall Programme with both standard, unique and bespoke scope aspects.
b) Marina modules - the marina modules represent a "showcase" window of the NEOM-the Line programme. Each module is a complex multi-discipline element of the overall Programme with both standard, unique and bespoke scope aspects.
c) The Senior Design Manager is a key postholder that plays an important role in the Module Integration team at module/package level within the overall Design Management Level. This is a leadership package(s) role that enables a vision to be translated into an effective operational plan.
d) Packages of scope will be designated by the Module Design Director/Lead Design Director, these could be both standard and bespoke packages within the Marina modules with high levels complexity and value in a fast-track environment. Interfacing and co-ordinating with numerous elements of the NEOM team to enable planned milestones to be achieved (including progress reporting), reducing the NEOM risk exposure by using risk management techniques on the designated Marina modules whilst enabling greater value to grow, improve and mature. Developing and leading continuous improvement action plans including sharing any return of experience with other part of the NEOM organisation.
e) Become an active champion of legacy knowledge transfer by mentoring designated Saudi nationals.

3. Role Of Department
Delivery of the Marina Modules - end to end responsibility for schedule, cost, and quality from Design Stage 3A to handover to meet current and future commitments and to maximise opportunities. Moreover, Lead Design Manager has a critical role in assisting the Early Works Package (EWP) Team to manage the Design Consultants that is delivering the design for the EWP as well.
4. Responsibilities
a) Manage the Design Consultants in their delivery of the design package for the Early Works Package for the Marina Modules.
b) Review the Design Packages issued by the Design Consultants to ensure that these packages meet the SOW with clear Audit process.
c) Ensure coordination between the EWP Teams and the respective Design Consultants to continuously resolve issues with clear solutions to move the design process forward.
d) Ensure each design packages are delivered on-time to ensure the Construction Team progress construction without delay.
e) Organise/facilitate coordination between EWP Team with Construction team to resolve any issues identified during the construction team review of the design package prior to the commencement of construction.
f) Ensure periodic reporting to the Module Delivery Team of design delivery progress/construction progress/issue resolutions/BIM clash resolutions
g) Participate in multi-disciplinary coordination workshop between the EWP Team/NEOM UP/NEOM Proponent/NEOM Projects
h) Line Management Duties for the team directly reporting to Senior Design Management
5. Required Criteria
